According to an article in today’s Arizona Republic, Arizona is the fastest growing state in the nation:
Arizona had a population growth rate of 3.6 percent in 2006, census estimates show. It added 213,311 people, including about 32,000 immigrants and 130,000 people moving from other states. That brings the population to more than 6.1 million and makes Arizona the 16th-largest state.
Compare that with the growth rate of the Phoenix metro housing inventory. [not apples-to-apples, but close enough for a preliminary comparison] At the end of 2005, according to data from the AZMLS, there were 25,337 resale properties listed. In November there were 45,261 properties, for an increase of 78.6% In addition, R.L Brown is reporting that there may be as many as 25,000 additional spec homes available Valleywide. It’s an impressive feat for the Arizona housing market to add that much inventory in spite of the nation’s highest growth rate.
