Phoenix December Home Sales Preview- Down YOY, Up MOM

Thanks as always to M for checking the numbers for us- even on New Year’s Day.  Here’s the unofficial early Phoenix home sales for December according to the MLS: [And remember the sales number may creep up slightly as agents have a few days to update their listings]

ACTIVE                           52,278
UNDER CONTRACT              3,465
SOLD                               3,465  (Yes, they are the same number)
EXPIRED & CANC.              10,980   Since 12/01/07

According to ARMLS, 5393 homes sold in December 2006, and 3318 properties sold in November 2007.

The "Under Contract" figure is a bit worrisome, as generally not all homes under contract will close the next month, so it appears that January sales could be extremely low. [Although January sales are typically the low point of the year.]

The "Expired and Cancelled" number is high, but that is also typical for this time of year- many folks don’t want their house on the market over the holidays.  Additionally, taking the slow months off can allow the Days on Market to reset, so the listing can appear new in the spring.
