There was a poll (I think WSJ, maybe Bloomberg) published around Jan 08, survey question asked &#039;housing analysts&#039; when they thought prices would bottom... about half of them thought home prices would bottom between 2010 and 2012. Many thought earlier, a few later.

Conventional analysis of other busts says this sounds about right - seven years from peak to bottom, but with a long flat bottom.

The thing that disturbs me is this... these analysts were surveyed before the present economic crises came to life... so they are largely depending on fairly simple and old numbers.... there&#039;s another thing... a number of other &#039;softer&#039; indicators are just starting to show serious stress .... wait until the municipal layoffs start in earnest in the spring...

And of course, there&#039;s all the &#039;Black Swans&#039; still lurking out there.  I&#039;m not sure 2010 is the bottom nationwide... I&#039;m POSITIVE it isn&#039;t, in the Valley of the Sun.  Even pessimistic me is starting to get scared.

I could be wrong but I don&#039;t think John shares a lot of Republican values. I listen to a lot of Bob Dylan so I&#039;m used to interactive poetry. I just drove around and listened to Dylan on all 6 cd&#039;s and I must admit this is way over my head. I don&#039;t believe it was meant in a negative way.
