Great chart twist. I agree with village. You dropped the price to affordability and people are able and willing to buy.

Homes that people can actually afford are the ones being sold? Imagine that!

the other aspect of this interesting chart is where one falls on it. 2 and a half years ago i would've been part of that 250-300 stat. then 2 years ago i would've been part of that 200-250 stat. a year ago....150-200 and i think that's where i fall into now (unless i had to sell IMMEDIATELY, in which case i'm definitely in the 100-150 category). i've lived in my home for 5 years now and it's been very strange to watch the same home (not literally...but the same floorplan) sell for 160K, then 190K, then 240K, then 270K........then 240K, then 210K, and the most recent comp(i beleive) was the one auctioned for 170K. and one is up for trustee sale next month......i'm guessin 140-150K??

on the bright side....some good friends of mine just bought a bank owned for 50K and got an extra 15K in the loan for improvements (which it will desperatley need). 65K mortgage for three bed, 2 bath, carport in an "OK" neighborhood. they'll now pay the same monthly as they pay right now for a 2 bed townhome. with 2 kids...i was thrilled for them!!!
